Conservation Planning

  To qualify as an open space conservation designed community it is required that 60% of the gross land area be set aside. TiiGavo has achieved 100 acres, of open space as well as 4.5 miles of trails and preservation of 98% of the shoreline.

Rain Gardens
Tii Gavo has six Rain Gardens to accommodate runoff from our roads. Water is captured in a garden that features native plants and the water has a chance to slowly filter into the ground rather than ruff off into a storm sewer. Rain Gardens are also a way for homeowners to participate in reducing pollution of the local watershed simply by planting a specialized garden on their site.

Green Roof Technology
Green roofs, also known as eco-roofs or nature roofs, help water quality by filtering, absorbing or detaining rainfall. Sod roofs and walls have been utilized as construction materials for hundreds of years. The soil on the roof is planted with a specialized mix of plants that can thrive in the harsh, dry, high temperature conditions of the roof as well as storms. Green roofs are not only aesthetically pleasing, but they also:

  • Reduce CO2 impact
  • Reduce summer air conditioning cost
  • Reduce winter heat demand
  • Potentially lengthen roof life 2 to 3 times
  • Treat nitrogen pollution in rain
  • Negate acid rain effect

Woodland Management
We are gifted with a diverse range of species and a broad range of ages in each species present to indicate a very healthy and vibrant forest community. Tii Gavo’s Forester helps the management of construction in mature wooded areas through a woodland management plan and preservation of heritage trees.

Low-Impact Practices
These development practices focus on setting aside the most environmentally sensitive areas of land as well as creating large open spaces for the preservation of natural vegetation and wildlife habitat.

Grouped Docks
Docking or mooring of boats is centralized into a grouping of slips to uphold shoreline preservation and is in keeping with the clustering theme of the community.

Tii Gavo Boat Club
The appeal of the Boat Club is that the burdens of boat purchase, upkeep, launch, storage, etc. are handled by others and the costs shared among numerous Boat Club user-owners. Let someone else do the work while you enjoy the water!

Tii Gavo Community Center
Derived from native phrasing, Tii Gavo means “a gathering place”. The Tii Gavo Center provides gathering space for these amenities and many more:

• Outdoor patio/kitchen/fire pit • Community garden
• Warming house for ice skating • Waterfront activities

Shared Wells
Neighbors may combine domestic water supply systems to minimize the number of penetrations into the aquifer and provide efficiencies of use.

Community Wastewater
Treatment combines facilities needed for each household and provides efficiencies while lowering development impacts.

Green Building/L.E.E.D.
LEED™ is a voluntary, consensus-based national standard for developing high-performance, sustainable buildings. LEED™ strives to improve the environmental and economic performance of buildings using established and/or advanced industry principles, practices, materials and standards.
It is important to recognize that even a moderate incorporation of sustainable design elements, and achieving a basic LEED™ certification, will generate a wide range of benefits for the owner which may include:

Secure On-site Storage
The design of the storage facility accommodates larger boats or cruisers as well as larger motor homes by providing 14’ doors.
Convenient, regular access to stored boats by either their owners or Boat Club staff makes frequent removal and return tasks expedient.
